SIMULCAST AUCTION: The live auction will be held on Wednesday, July 27, 2022, at 10:00 AM, at the Cougar’s Den, 101 Main Street, Morrowville, Kansas. Online bidding will begin on Wednesday, July 20, 2022, at 10:00 AM and close at the end of the live auction. This combination property boasts nearly 81 tillable acres and diverse mix of wildlife habitat that make it a sportsman's dream. The tillable ground is currently under a crop share lease and will provide consistent income to the owner, with the opportunity to convert a portion of the hayland acres to crop production. A good wildlife manager will leverage the cropland, high meadows, and deep draws to build an active wildlife paradise. The farm sets up beautifully with the east and west sides gaining elevation, while the interior sits in a hardwood bottom. A creek meanders through the entire property, with a clear, rocky bottom. The creek provides a year-round water source for wildlife. Additionally, a recently rebuilt pond sits on the east side of the property for another water source that wildlife will flock to. There are multiple finger draws moving off the main bottom of trees, all with major trails moving through them to the row crops fields above. The north end of the property has an upper field where the draw splits around it creating a Y. Again, the field sits above the bedding areas and the fingers coming out of the bottom creates a natural travel corridor for whitetails. The fields are surrounded by thick stands of native grass, well on the way to being 5-6 feet tall. This native prairie provides great bedding for deer and habitat for pheasant and quail. The main draw through the property consist mature cedars, black locusts, walnut, oaks, cottonwoods, and elms with plenty of options to hang your stand. These trees will also be great roosting habitat for turkeys. This property will provide hunting options for all seasons. The pond would be great for dove hunting in September. Then turn your sights to early-season deer hunting when you can catch the bucks in velvet in the soybeans. Next comes the rut when you'll see the trophy bucks this part of Kansas is famous for. Upland game will be abundant for opening day in November. Rifle season starts up for the first two weeks of December. Finish the deer season off with a doe hunt in January to fill the freezer. Pheasant and quail will be holding tight through January when the snow flies. One last chance to get the dogs out to point up some birds. Do a little predator hunting in February and save some fawns that will be dropping soon. Start planning what crops will be in the rotation and put seed in the ground as the turkeys start strutting. This is a farm that you can build a hunting lifestyle around. |
